Snow Removal for Property Managers & Portfolios

One self-performing contractor, consistent standards, documented service across every site.

Managing winter across a portfolio means managing risk, budgets and tenant complaints at the same time. Spartan self-performs all work with our own crews and equipment, so there is no subcontractor chain to chase when a site is missed.

    What portfolio managers get

    • One contractor and one point of contact across sites
    • Consistent service standards at every property
    • Per-site documentation for each event
    • Seasonal budgeting with no extra billing for heavy winters
    • Assigned equipment and crews per property
    • Escalation contacts for urgent issues

    Self-performed work

Every part of the service — plowing, salting, sidewalks, relocation, hauling — is performed by Spartan crews using Spartan equipment. Over 150 winter workers and a fleet of more than 50 machines let us cover multiple properties simultaneously during an event.

    Documentation for risk management

Daily audits before opening, post-event inspections, GPS records, salt application data and continuous on-site photos are captured per property. That record is what matters when a claim surfaces long after the event.

    Insurance and compliance

Spartan carries $5 million liability coverage and maintains WSIB coverage, and our workers are retrained every season. Documentation is available for your files.

    Predictable seasonal budgets

Our seasonal rate is for the season — a winter with more events or heavier accumulation does not generate surprise invoices, which makes forecasting across a portfolio far simpler.
